Skylights and Windows: Bringing Natural Light Into Your Cape Cod and South Shore Home

Cape Cod and South Shore architecture is known for its clean lines, low profiles, and connection to the natural landscape. Skylights and thoughtfully placed windows are one of the best ways to bring that outdoor light and openness inside, and the right installation can completely change the feel of a space.

Skylights come in two primary types: fixed and venting. Fixed skylights are sealed units that admit light but do not open. Venting skylights, including solar-powered models, allow you to release heat and humidity, which makes them particularly valuable in kitchens and bathrooms. For coastal homes, we strongly recommend venting skylights with built-in rain sensors that close automatically when weather moves in.

Flashing is the most critical element of any skylight installation. A poorly flashed skylight will leak, often not immediately but within a few years. We use multi-step flashing systems that create a completely weatherproof seal around the perimeter of every unit we install.

Window replacement is a more straightforward upgrade but still benefits from professional installation. On the Cape, we recommend impact-resistant glazing for homes in high-wind exposure zones, and low-E coatings that reduce heat transfer without compromising the view. Proper insulation around the window frame during installation is equally important for energy performance.

From a permitting standpoint, skylights generally require a building permit in most Cape Cod and South Shore towns. Window replacements of the same size and type typically do not, but adding new window openings usually does. We handle all permitting as part of our installation projects.
