Building a Deck on Cape Cod and South Shore: What to Know Before You Start

A deck is one of the best investments you can make in a Cape Cod and South Shore home. It extends your living space, improves your enjoyment of the property, and adds meaningful resale value. It also takes a beating from the coastal environment, which means the decisions you make before construction begins have a lasting impact.

Material selection is the most critical decision. Pressure-treated lumber is the traditional choice and remains a solid option when properly installed and maintained. Composite decking, made from a blend of wood fiber and plastic, has improved dramatically over the past decade and now offers excellent durability with minimal maintenance. In a coastal environment, we generally lean toward composite for any deck that will see regular exposure to salt air and moisture.

The substructure matters as much as the surface. Joists, beams, and posts need to be properly sized, properly spaced, and protected from ground moisture. On the Cape, we use stainless steel or hot-dipped galvanized hardware exclusively, because standard hardware corrodes far faster in a marine environment.

Permitting is a reality on Cape Cod and South Shore. Most towns require a building permit for any deck over 200 square feet or attached to the house. Some properties near wetlands or the coast are subject to additional Conservation Commission review. We handle the permitting process for all of our deck projects, so you do not have to navigate that yourself.

Finally, think about drainage. A deck that traps water underneath creates conditions for mold, rot, and pest infestation. Proper slope, adequate spacing between deck boards, and good drainage management below the deck are all part of a well-designed build.
